Getting Your Hill Country Rental Ready for Fall and Winter: A Seasonal Checklist for Owners
The Hill Country doesn't get long, brutal winters, but anyone who has lived here a while knows the weather can turn fast. A mild, sunny week can give way to a sudden hard freeze, and a dry spell can end with a heavy rain. For rental owners, a little fall prep goes a long way toward keeping residents comfortable, protecting the property, and avoiding the emergency calls nobody wants in the middle of a cold night.
At All In Property Management, our team looks after homes, multifamily buildings, and commercial spaces from Kerrville and Fredericksburg to Marble Falls, Horseshoe Bay and the Highland Lakes, Harper, Mason, and Comfort. Here's the seasonal checklist we work through with owners every fall.
Protect the Plumbing First
Frozen pipes are one of the most costly cold-weather problems a rental can have, and they're largely preventable.
- Insulate exposed pipes. Check pipes in attics, crawl spaces, garages, exterior walls, and under pier-and-beam homes. Foam pipe sleeves are inexpensive and easy to install.
- Cover outdoor faucets. Disconnect hoses and add faucet covers before the first freeze.
- Know where the shut-off is. Make sure the main water shut-off is easy to reach, clearly marked, and that residents know where it is.
- Check well and irrigation systems. Many Hill Country properties have well pumps, pressure tanks, or sprinkler systems that need their own freeze protection.
- Share freeze-night tips. A short note to residents before a cold snap, reminding them to drip faucets and open cabinet doors under sinks, can save a lot of trouble.
